Chemical Delignification of Roof in Morley, Perth
Building Inspections Perth performed a pre-purchase building and pest inspection in Morley and detected significant chemical delignification in the roof battens, which had spread to the rafters resulting in a structural defect.
Salts and moisture leach from clay/terracotta tiles into timber roof battens. This creates a breakdown of the lignin, a chemical found in timber that binds the cells together, giving wood its rigidity and strength. As the lignin breaks down, the fibres within the timber appear ‘furry’ and detach, gradually weakening them, and eventually collapse. While this level of damage is uncommon, it highlights the need for a full roof inspection by a qualified inspector prior to purchasing a new home.
If chemical delignification is caught early, it can be treated without the need for a full roof replacement.
